The total investment ranges from $800K to $2.4M, depending on your market, square footage, condition of space, and landlord contributions. That includes everything: franchise fee ($60K), construction, equipment, working capital, marketing, and every other nickel you’ll spend to get open and operating. No surprises. No hidden fees.

This depends on many variables including the cost of real estate, size of club, membership capacity and the relative pricing in your market. Additionally, your ability to follow the system and execute on hiring, marketing, and operations is critical to your success.
Legally and ethically, we can’t promise what you’ll earn—there are simply too many variables. But we do include a full club-level P&Lin our Franchise Disclosure Document, and if our introductory call leaves us both wanting to continue the conversation, we’ll schedule time to walk you through it so you can fully understand the business model and ROI potential. -
Many pickleball concepts borrow heavily from the tennis club model—reservations, pros, food & beverage, private lessons. It’s a familiar playbook, but it comes with real challenges, particularly when it comes to capacity.
Court reservations create friction. Pros add cost and complexity. Food and beverage demands a whole second business under the same roof. And most importantly, these models tend to serve the top 5–10% of players—while everyone else gets left out.
Ace Pickleball Club is different by design.
We’re built around open play with no need to reserve a spot. Just walk in when you want to play — on your own schedule — and hop onto a court. With a steady flow of games all day long, our model provides convenience and flexibility for the 90% of people that just want to play pickleball.
It’s a model that’s inclusive, operationally lean, and built for scale. -
